A new study discovers sex hormones appear to help drive career choices as they strongly influence a person?s interests.

?Our results provide strong support for hormonal influences on interest in occupations characterized by working with things versus people,? said Penn State researchers.

Some occupations typically attract individuals who possess a line of interest different from the general population. Science, technology, engineering and mathematics (STEM) careers are often included in this classification.

In the study, researchers assessed teenagers and young adults with congenital adrenal hyperplasia ? a genetic condition ? and their siblings who did not have CAH. People with CAH are exposed to more androgen ? a type of male sex hormone ? than is normal while in the uterus.

Females with CAH are genetically female and are treated as females, but their interests tend to be more similar to stereotypically male ones.

In the study, investigators discovered females with CAH were significantly more interested in careers related to ?things? compared to careers related to ?people? (as compared to females that were not exposed to CAH).

Study findings are reported in the journal Hormones and Behavior.

?We took advantage of a natural experiment,? said psychologist Sheri A. Berenbaum. ?We?re suggesting that these interests are pretty early developing.?

Females without CAH had less interest than males in occupations related to things, such as engineer or surgeon, and more interest in careers focused on interacting with people, such as social worker or teacher.

There was no significant difference reported between males with CAH and males without the condition.

Researchers believe the normal biological absence of androgen may be a reason that fewer women choose STEM careers.

?We found there is a biological influence on that interest toward things, so maybe women aren?t going into STEM careers because what they?re interested in ? people ? isn?t consistent with an interest in STEM careers,? said Beltz.

?Maybe we could show females ways in which an interest in people is compatible with STEM careers.?

How Does the VA Look at Modular Homes

However, sometimes there is a long distance between what the VA will guaranty and what the lender will loan.? It?s all about risk.? Let?s dig into some important distinctions and then consider what?s possible and what?s not.

I -?Reminders

A.?? ?The VA does not loan money on mobile homes and prefabs.? It guarantees a portion of the loans that lenders make for the purchase of homes.? That means that the VA takes the risk out of the loan by assuring that (typically) 25% of the loan will be paid off.? Truth to tell, it?s really not the VA at all but rather Ginnie Mae, the wholly owned department inside the Department of the Treasury.? Ginnie Mae stands for Government National Mortgage Association and it does its work for the VA and the FHA both.? It is truly the only government guaranty available on the market.? Fannie Mae and Freddie Mac are not government guarantees-they are Government Sponsored Enterprises (GSE?s) and there is a big difference-this becomes important for our discussion.

B.?? ?Lenders lend the money.? These lenders are like American Bank, FSB and others who rely upon the VA Guaranty to make your loan (which is actually a guaranty by Ginnie, right?? See above.).? Lenders honor the rules of the financial markets, rules that are set by Fannie Mae and Freddie Mac.

C.?? ?Fannie Mae and Freddie Mac are civilian, commercial enterprises that set the rules in more than 80% of all residential mortgages.? The reason is not so much their capital and their ability to buy the mortgages from the lenders but because they know the statistical probabilities of the loans being paid off connected to each little nuance of residential mortgages such as the type of property to which the money or mortgage will be tied.? These two enterprises have determined that mobile homes are extremely risky for conventional lending and that prefab homes are, under tightly controlled circumstances, not so risky.? Sometimes you might find a mobile home actually planted in cement on a property and therefore possibly qualifying for an appraisal that will satisfy the lender.? It is the appraiser who will cause the greatest trouble when you are trying to finance the purchase of a manufactured home that arrives on its own set of wheels.

D.?? ?There is a big difference between a loan guaranty by the VA and the enthusiasm of lenders to loan for mobile homes and manufactured homes.? You may get your guaranty but you may not get the loan for the kind of house you want to buy.

II ? Mobile Homes, aka Manufactured Homes

Actually, the VA does not use the term ?mobile home.?? They call these homes manufactured homes.? Here is their definition:

A manufactured home is built on a permanent frame and is made to be moved in one or more sections. It must be built to be lived in year round by a single family and there must be permanent eating, cooking, sleeping and sanitary facilities. A single-wide manufactured (mobile) home must be at least 10 feet wide, with a minimum floor area of 400 square feet; double-wide units must be at least 20 feet wide, with at least 700 square feet of floor space.

A modular home is not the same as a manufactured home for VA purposes. Although the parts or sections of a modular home are built in the factory and then moved to the building site, the home must still be put up and completed at the building site. You may, however, obtain a loan to purchase a modular home under VA?s regular home loan program.? [To read this statement which is directly from a 1993 VA Pamphlet, click here.

Loans for the purchase of manufactured homes are not easily available through usual and customary residential mortgage lending channels.? Your best bet is to go to the manufacturer of the home you are purchasing and request a list of the financing companies who will work with you and assist in your purchase.? Trust that without financing, there will be no sales.? The manufacturer will know where you will find your money for your double wide.

III ? Modular Homes

These can sometimes be called prefab homes where the pieces of the home are actually ?built? in a factory.? They are then shipped to your homesite, assembled, glued and bolted together, wired, groomed with carpets and paint, equipped with sinks and furnaces, connected to utilities, inspected and handed over, all in the space of a few days.? While the closing can be tricky (it lasts several days instead of an hour), the result is a real live house with everything brand new, just like a new house for big boys and girls.? Truth to tell, this approach to new home ownership can often be the best possible bang for your buck.? And?!!!! The banks lend on them as if they were stick built houses (that means built from scratch).? Just be aware that the lender will be slightly prickly about some elements of the deal and the settlement-special underwriting guidelines will apply.? There is also the potential for confusion in the Fannie Mae Freddie Mac world about manufactured homes and modular homes.? You and your loan officer need to approach with care to make certain that everyone understands that the VA term for manufactured home is not the same as that often used in the residential mortgage world.

IV ? Bottom line

Regarding prefab or modular homes, if otherwise qualified, the VA will guaranty the loan 100% and the lenders will do the deal, with some unique adjustments to the underwriting and closing.?? Mobile homes/double wides and other types of homes the VA characterizes as ?manufactured? are not easy candidates for residential mortgage finance even though the VA might guaranty the deal.

Suit: Windows Phones tracking users without consent (Digital Trends)

In an echo of recent gaffes involving Android and iOS devices keeping tracking users? locations, a Michigan woman has filed a potential class action lawsuit in U.S. District Court in Seattle alleging that Microsoft?s Windows Phone 7 operating system gathers data from mobile phone users even after they?ve opted out of location-reporting. Moreover, the suit claims that Microsoft lied to Congress about the extent of location information it collects.

The plaintiff, Rebecca Cousineau, alleges that the Windows Phone 7 camera application continues to record and share GPS location information with Microsoft even after a user opts out of granting Microsoft access to their location data. The suit is seeking class action status, although doesn?t make a specific claim for damages.

Microsoft has not responded to the suit, but is expected to fight the charges.

The complaint alleges that, like the out-of-control location logging feature revealed (and fixed) earlier this year in Apple?s iOS mobile operating system, Microsoft is collecting location and network information from Windows Phone devices to create a ?digital map? of cell towers, Wi-Fi hotspots, and other information that can be used with assisted GPS technology. The suit maintains Microsoft?s goal with this map is not so much to provide location-based services to consumers, but to create a targeted marketing system that can tailor ads to a user?s specific location.

?Faced with the expensive and laborious task of collecting this information, Microsoft has elected to gather instead the necessary geolocation information through its customers? mobile devices,? wrote Kim Stephens of the Seattle law firm Tousley Brain Stephens, which is handling the case. ?In this way, Microsoft uses its customers as a virtual army of surveyors who constantly gather and transmit the geolocation information.?

Microsoft has asserted both to customers and the U.S. Congress that the company polls for nearby Wi-Fi access points only when a user has specifically permitted an application to access location services, and that application in turn specifically requests location information. In the case of the camera app, the suit alleges Microsoft continues to poll and collect that information even after a user has opted out.

The suit follows on revelations last month that Microsoft was publicly publishing location information on WiFi-connected devices via its live.com location database, potentially enabling any Internet user to determine the location of specific devices.

Prostate cancer is the second leading cause of cancer-related deaths among men in the United States. ?The weight of?this illness is felt not only by the men living with and fighting prostate cancer, but also by their families, friends, and communities who rally to care for their loved ones. ?As we observe National Prostate Cancer Awareness Month, we renew our commitment to reducing the impact of prostate cancer on our country by raising awareness and supporting research that will lead to better ways to detect and treat this disease.

Although the exact causes of prostate cancer are not yet known, studies show certain factors? including age, race, and family history? may increase the likelihood of developing the disease. ?African Americans, in particular, are at a higher risk than men of other backgrounds.? I encourage all men, especially those who are at an increased risk, to talk to their doctors about ways they can reduce their chances of developing prostate cancer.

My Administration will continue to promote prostate cancer research and treatment and raise awareness of this illness.? The?Centers for Disease Control and Prevention support critical research projects and education activities that bring a public health perspective to the issues of early detection and treatment.? During National Prostate Cancer Awareness Month, we reaffirm our support for prostate cancer patients and survivors, and commend health-care providers, advocates, and researchers for their dedication and perseverance.? Our combined efforts to increase awareness of prostate cancer and bolster research will help save lives, and our commitment to our fathers, brothers, and sons will contribute to a brighter tomorrow for future generations.
